| 摘 要： | 近代上海房地产价格呈长期上涨趋势。当时的房地产消费结构体现了移民城市流动性大的特征,也与当时的房屋建筑结构相关。租房消费是主流。绝大多数人按收入状况的不同租住不同地段不同等级的房子,居住状况呈两极分化趋势。近代上海房地产价格与国内外资金在上海的汇聚状况密切相关,近代史上几次房地产价格的超常大涨都是游资在起推波助澜的作用。

| Abstract: | The price of real estate in modern Shanghai shows a long-term up trend.The consuming structure of real estate reflects the character of large mobility in this immigration city,which is correlated to the house architecture structure.Most people live by renting,and different people rent different grade houses in different areas of the city according to their income conditions.The residence status is polarized.Furthermore,the price of real estate in modern Shanghai is closely related with the convergence of domestic and foreign funds.There were several times when the prices of real estate were exceedingly high,in which we could see that the large idle funds played an important role in causing the prices rising. |
