房地产投资环境分析与评价

摘    要:房地产的开发是一个在不断变换的市场环境下进行投资、开发经营和回收的动态过程。房地产投资具有周期长、数额大、变现能力差、风险大、收益高、区位固定并易受政策制约和影响等特征,这些决定了房地产投资环境对投资风险的影响是客观存在的。因此,企业要降低房地产投资项目的风险,就必须对房地产投资的环境进行分析和评价。

Abstract:Real estate exploitation is a dynamic process of investment, management and withdrawal, which is executed in a variational market environment.It has a long cycle, huge amount, high risk and profit,fixed location and restriction and impact from government, and all of these show that the impact from investment environment to real estate investment risk is subsistent.Consequently, the corporation must analyze and appraise the investment environment to depress real estate investment risk.
