Comparing the Ratio of Housing Price to Income with the Housing Affordability Index

The purpose of this paper was to compare the calculation methods of two housing affordability indicators, i.e., the ratio of housing price to income and the housing affordability index, and further analyze the advantages and disadvantages of the two indicators. Methods included literature review and empirical analysis. The results showed that both the indicators were important for revealing housing affordability although each of them had different advantages and disadvantages. The paper concluded that calculating these two indicators and analyzing the differences of their fluctuation could be a good choice for understanding the housing affordability and the market situation generally.
