摘    要:由于我国处于经济飞速发展、人均收入迅速提高的发展阶段,在城市化进程快速提高的推动下,人为的低利率成本政策导致了我国住房价格的上涨.基于托宾Q理论模型分析,可得出以下结论,从长期看,随着投资流量的迅速积累,存量供给的增加将导致住房价格的下降.

Abstract:China now whitenesses a rapid economic development and increase of people's average income.Due to the promotion of a rapid urbanization,the cost policy of low interest rate resulted in the rises of China's housing price.Based on the analysis of Tobin's Q theory model,we can conclude that the increase of housing supply will lead to a decrease of housing price with the rapid accumulation of investment flows for the long term.
