| 摘 要： | 土地分等定级评价研究是进行地价评估的重要基础;结合井研县城区的实际情况,运用特尔菲法和因素成对比较法确定了研究区域的定级因素、因子以及权重,计算了各因素、因子的分值和土地定级单元的分值,依据定级单元分值对土地级别进行了初步划分;采用级差收益测算法进行校核,表明了研究结果与实际情况是基本一致的。

| Abstract: | The study on land gradation is the prominent base of the land appraisal. In according to the practice of Jingyan County, This research apply the Delphi-method and every-two-factor-comparing-method to certain the weight so fall the factors influencing urban land grading in the study area,on which.basic,getting the grading unit of calculation and determining the grade and level of the land, use the differential profit calculating method to calibration,showing the result is apt to the fact.The study on land grading and appraisal is infavor of the properuse ofthe land resources and optimal resources configuration the land resource in Jingyan County. |
