河南省物业管理发展现状及对策研究

物业管理的主要任务是服务用户、管理物业,实现物业的保值增值。河南省物业管理行业已经历了二十多年的快速发展,已取得一定的成绩,但在房地产发展已由卖方市场转向买房市场的当下,存在管理制度不健全、管理方法单一、居民物业法律意识薄弱等问题,使得居民多数情况下仍处于弱势地位。通过分析河南省物业管理的发展特点和现状,找出存在的问题,结合房地产发展的阶段性特点提出促进河南省物业管理健康发展的对策建议。

Research on the Status Quo and Countermeasures of Property Management Development in Henan Province

The main task of property management is to serve users,manage properties,and realize the preservation and appreciation of properties.The property management industry in Henan Province has experienced rapid development for more than two decades,and has achieved certain results.However,at the moment when the real estate development has shifted from the seller's market to the buying market,there are inadequate management systems,single management methods,weak legal awareness of residential properties and other issues,which make residents in a weak position in most cases.By analyzing the development characteristics and status quo of real estate management in Henan Province,this paper identifies the existing problems,and puts forward countermeasures and suggestions to promote the healthy development of real estate management in Henan Province in combination with the phase characteristics of real estate development.
