“小产权房”持有者的动机研究——以武汉市“小产权房”为例

摘    要:研究目的:考察中国“小产权房”持有者的动机因素以及动机取向,揭示中国“小产权房”持有者动机的构成。研究方法:文献资料法、问卷调查法、实证分析法。研究结论:(1)“小产权房”持有者动机可以分为5个动机取向:金钱价值影响、基本住房改善、自然宜人环境、工作生活需要、认知兴趣实现;(2)在“小产权房”持有者动机取向中,金钱价值取向的动机强度最高;(3)大多数“小产权房”的持有者动机是复合型的动机类型,由两个或两个以上的动机取向构成。

Abstract:The purpose of this paper is to explore the factors and the directions of the motivations from the so called “restricted property house” leaseholders , and also to discover the composition of the motivations. Methods employed include documentation, questionnaire and empirical analysis. The research presents the following conclusions:(1)the motivation of“restricted property house” leaseholders can be classified into five elements: money value orientation, housing improvement, comfortable natural environment requirement, job and living restriction, cognition and interest realization;(2)within the five elements, money value influencing is the most influential;(3)most of the “restricted property house” leaseholder’s motivation is composed of at least two elements, which thus can be called as a pattern of compound.
