浅析房地产价格上涨原因及发展趋势

作为GDP支柱产业的房地产,2007年以来房价猛烈持续上涨。其原因是需求大于供给、人们的心理预期和投资心理以及成本增大。针对这一问题,政府采取了调控措施,调高土地增值税、贷款利率等限制需求,但效果甚微。政府应更加重视收入的公平分配,完善住房保障体系,使社会住房供给加大,减少房地产投机者,以保持房地产开发投资的平稳增长。

Reason and Developing Trend of Price Rising of Real Estate

The real estate,the leading industry of GDP,is increasing rising in price since 2007.The reasons are demand more than supply,people's psychological prediction and investing psychology and increase of cost.To solve the problem,the government took controlling measure: increase value added tax of land,loan interest,etc.but achieve little effect.The government should pay attention to fair allocation of income,improve housing guarantee system,make housing supply sufficient,decrease profiteers of real estate,and keep the stable increase of development and investment in real estate.
