长春市土地利用现状与潜力评价宏观与微观对比分析

摘    要:从宏观与微观两方面详细分析了长春市土地利用现状与潜力实况,综合得出长春市未利用土地面积较小,但利用率低的土地面积较大,长春市土地利用只有走内涵挖潜的道路.同时指出经济容积率对比法是从微观方面考查具体宗地的土地利用程度,其属于单指标评价,倾向于土地利用的经济效益评价.模糊综合评价是从宏观方面考查所有区域的土地利用状况,其综合了社会、经济、环境等各方面的效益评价,从土地的可持续发展角度看,模糊综合评价结果是符合未来土地利用趋势的.但从当前我国的发展情况来看,应注意微观与宏观相结合,单指标评价与综合评价相补充,其评价的结果才符合当前我国经济与土地利用实际.

Abstract:This paper analyses the current situation of land use of Changchun City from macroscopic and microcosmic views, and concludes that land use of the city should be aimed at the internal potential. The paper also points out that the method of economic volume contrast examines the degree of land utilization from a microcosmic view and tends to appraise the economic effect in land utilization. The method of mixed evaluation examines the state of land use in all areas from a macroscopic view, the result of which conforms to future land utilization trend. However, from the current development of our country, we should pay attention to both microcosmic view and macroscopic view to ensure the result that agrees with current state of economy and land utilization of China.
