近年来,北京房地产业取得了巨大的成就,已经成为国民经济的支柱产业,在促进城市经济发展、解决居民住房困难、吸纳居民就业、促进相关产业发展等方面作出了重要贡献.近年来,北京住房产品结构不断优化,与城市经济发展总体上是协调的、相互促进的.但北京住房产品内部结构仍然存在诸多不合理、不协调之处,不仅不利于房地产业自身的持续健康发展,从长远来看,还可能对城市经济协调发展带来不利影响.为保持首都经济平稳较快增长,满足广大人民群众基本的住房消费需求,确保构建首都和谐社会目标的实现,必须从土地市场、增量房市场、存量房市场、住房租赁市场、非住宅市场等几个方面入手,更好地促进北京住房产品结构均衡发展.
