基于POI数据的城市土地混合利用评价及影响因素分析 ——以杭州市主城区为例

研究目的：基于POI数据开展杭州土地利用混合度评价及影响因素分析，为城市土地节约集约利用提供新路径。研究方法：空间格局分析、半方差函数、分层线性模型。研究结果：（1）杭州土地利用混合度总体偏低；（2）土地利用功能混合度总体上低于土地利用结构混合度；（3）土地利用混合度存在显著的空间正自相关性，以主城区为中心向周围逐渐递减，呈辐射状分布，具有明显的边缘效应；（4）土地利用混合度空间上呈现明显的带状异向性；（5）土地利用混合度与人口密度、公交站点数量、到铁路和到钱塘江的距离以及规划用地管制分区级别有显著的正相关关系，而与第一产业比重、到地铁的距离、到公路的距离以及到西湖的距离有显著的负相关关系。研究结论：规划层面，应加强将土地混合利用理念纳入国土空间规划编制；治理层面，应建立土地混合利用空间差异化管理和空间联动管理等管控机制。

Assessment on Urban Mixed Land Use and Analysis of Its Influencing Factors Based on POI Data: A Case of the Main Districts of Hangzhou City

The purposes of this study are to assess the mixed degree of land use in the main districts of Hangzhou City, and to promote the practice support for intensive and economic land use. The methods of spatial structure analysis, semi-variogram model and hierarchical linear model are employed. The results show that: 1) the mixed degree of land use of Hangzhou City is generally low. 2) The mixed degree of land use function is generally lower than the mixed degree of land use structure. 3) The mixed degree of land use presents significant positive spatial autocorrelation, which gradually decreases from the center of the main urban area to the surrounding areas and presents a radial distribution with an obvious edge effect. 4) The mixed degree of land use has obvious zonal anisotropy in space. 5) The mixed degree of land use has a significant positive correlation with the population density, the number of bus stations, the distance to railway, the distance to Qiantang River, and the land use planning and control level; however, it has a significant negative correlation with the proportion of the primary industry, the distance to subway, the distance to highway, and the distance to West Lake. In conclusion, at the planning level, the concept of mixed land use should be incorporated into the formulation of territorial spatial planning; at the governance level, different spatial management and spatial linkage should be established.
