我国物业管理市场准入制度分析

摘    要:目前物业管理市场准入门槛较低,造成市场上存在的企业众多,良莠不齐,行业亏损严重及开发商垄断经营,浪费了社会资源,也影响了市场的公平竞争。因此,本文从物业管理市场准入角度出发,利用产业组织理论和Salop,S.模型分析目前物业管理行业处于这种亏损状态的原因,提出从最大化社会福利的角度出发分析其市场容纳理想的企业数目只能是自由进入市场的企业数目的一半,政府应制定物业管理市场准入制度,提高物业管理市场准入门槛。

Abstract:The resources of society are being wasted and evenhanded competitions of market are being influenced due to the access doorsill of property management market, the good and bad intermingled numerous enterprises, serious losses of industry and working monopoly of developer. The paper analyze the reasons of the whole industry with the theory of industrial organization and Salop, S. model from access of property management market, and point out government must enhance market access condition of property management and the market access doorsill due to the perfect amount of enterprises in the market is half in free ingoing market from the maximal welfare.
