摘    要:物业管理服务是对物业及其相关者的服务,由于物业产权构成复杂,产权属性的相关者难以明确界定,使物业管理服务的供需与价格矛盾长期存在,从物业产权的理论分析入手,对物业管理服务进行产权界定,将物业管理服务分为个体服务,公有服务和公共服务。

Abstract:The service of property management is the service to property and the people related to it. Because the components of property right are complicated, it's very hard to clearly define who are related of it, which results in the contradiction between the supply and demand of the service of property management and its price. Based on property right theory, the paper concludes the service of property management may be defined form its property right. The service of property management is divided into three kinds: the private service; common service; public service.
