摘    要:研究目的:探讨求解基准地价楼层修正系数的方法和思路。研究方法:"孤立法"。研究结果:在一系列假定条件下,地价楼层修正系数随楼层的增高呈递减趋势,地价楼层修正系数与楼层呈显著的6次多项式关系。研究结论:"孤立化"方法构建的楼层—地价关系模式客观反映楼层对地价的影响,能够揭示地价楼层修正的内涵。

Abstract:The purpose of this paper is to explore the method and way for calculating the amendment coefficient of floor factor in assessing the benchmark price. Method of“isolation” is employed. The results indicate:(1)under certain assumptions the floor factor of land benchmark price is negatively related to the increase of floor numbers;(2) there exists obvious sextic polynomial relationship between floor amendment coefficient and the floor number. It is concluded that the relationship between floor numbers and benchmark land price established by the method of“isolation” could objectively reflect the influences of floor number on the land price and reveal the connotation of amendment coefficient of floor factor.
