我国货币政策对房地产投资影响实证分析

摘    要:本文对我国货币政策与房地产投资的关系进行了实证分析,得出了货币政策影响房地产投资,其中货币供应量对房地产投资的影响较利率更为显著的结论。实证分析部分主要运用了统计学软件SPSS11.5对相关变量进行回归分析,结果表明货币供给量与房地产投资呈现正相关关系,贷款利率与房地产投资量呈负相关关系。

Abstract:This paper analyzes the relationship between monetary policy and the investment of real estate and draws a conclusion that monetary policy indeed has influence on the investment of real estate.The money supply's impact on real estate is much more apparent than interest rate.The relationship between relevant variables and the investment of real estate presented as a model of regression analysis uses the statistical software SPSS(version 11.5),the result showing that change in the money supply index is positively correlated with the investment of real estate,and the negatively correlation is unfolded when it comes to the analysis of that interest rate and the invest- ment of real estate.
