“以房养老”的困境与破解新道

近年来,"以房养老"的养老模式在中国广为流传,成为新型养老的热门话题。然而,由于很多的因素,这一模式在中国还很难推行。不少学者对此列出了很多原因,并提出了很多建议,但很多原因分析并没有切入实际,而是基于社会层面和操作层面。"以房养老"重在"房"的发展上,没有住房的稳定和完善,也不可能推行这一模式。因此,试图从房地产的视角来阐述"以房养老"模式的困境,分析深层次原因,并提出相应的破解之道。

Solutions for House for Pension Scheme in the Perspective of Real Estate Market

Rencently,the mode of house for pension scheme is popular in China and it has become one of the hottest issues for newly endowment insurance.However,due to many constraints,this mode is difficult to implement in China.A number of scholars have listed many reasons and put up many suggestions,but those reasons are not the most important and not realistic but just based on social and operational dimensions.House is the principal of the mode of house for pension scheme.It cannot be implemented successfully if there is no stable and complete real estate market.Therefore,this paper aims to illustrate the dilemmas of the mode of house for pension scheme in China from the perspective of real estate industry,to analyze the deep reasons of it and propose some means to solve them.
