摘    要:影响城市房地产价格的中观和微观因素包括繁华程度、交通条件、基础设施和环境质量状况等因素。其中,环境质量包括大气环境、水体环境、声环境和自然景观等要素的质量。本文在分析环境质量影响房地产价格的机理的基础上,构建了一个经济计量模型,以分析环境质量因素对房地产价格的作用。结果显示,随着人们生活水平的提高和环境保护意识的加强,环境质量越来越成为影响房地产价格的重要因素。

Abstract:The factors that influence the price of urban real estate concludes the degree of prosperity,communication,infrastructure and the environment,where the environment factor concludes the quality of the air,the water,the sound and the natural landscape.This paper employs econometrics theory to establish a model to analyze the role of the environment playing in the price of the urban real estate.The result shows that with the improving of people's living condition and the strengthening of their consciousness of environment protection,the quality of the environment becomes more and more important.
