Abstract: | This paper examines a simple filtering model of housing with two income groups. It identifies two qualitatively different long-run stationary state equilibria. In the first, construction occurs at two different qualities. In the second, construction occurs at a single quality. It presents the comparative statics of both types of equilibria, with respect to changes in the population and income of the two different groups, and with respect to income subsidies that are given to some of the members of a group, |
