摘    要:近几年,中国各地区房地产市场一片欣欣向荣,房地产价格在短时间内迅速增长,尤其是一些大城市的房价非常规地攀升已使政府和学术界开始密切关注。住房价格的迅猛增长使老百姓叫苦不迭,争论就在于这种价格增长是属于市场供求驱动还是投机呢?房地产市场的经济周期符合供求分析,而当前的价格迅猛攀升源于有效需求的强力支撑,潜在过度城市化功不可没。

Abstract:Nowadays, the market of real estate is prosperous all over China, the housing price is climbing quickly within a short period, especial in some large cities. The unusual speed of price-climbing has got govemmental and academic close attention. The voice of people's complaint of suffering the price-increasing has also gone up. Then, the argue is whether it is driven by the system of market, that is, the interworking of supply and demand, or mostly by the housing speculation? The economy cycle of real estate accord with the rule of demand and supply. The essential of housing price climbing on the basis of supply and demand, through the demonstration of "potential over-urbanization".
