The current transformations of the Romanian agricultural sector have imposed new paradigms in using the land resources. The objective of this study is to assess Romanian agro-food products competitiveness on world market, in terms of land use changing paradigms. The research question is whether the land is cultivated with crops which are competitive on world market. For assessing agro-food competitiveness, Balassa index is calculated. The findings show relative performance for barley, maize, triticale, wheat, poultry meat, oilseeds, and tobacco. But the areas cultivated with barley and wheat decreased in the period under analysis, although these products have highest relative performance of exports. The paper also proposes structural changes of land use needed for encouraging those crops and products which have high revealed comparative advantages on world markets.  相似文献

This article deals with the motivations and the different sources of value from public to private transactions in Europe, USA and Asia from 2000 to 2007. We determine eight main motivations (tax savings, incentive realignment, control, free cash flow, growth of prospects, transaction costs, takeover defence and undervaluation). Then, we evaluate the shareholder wealth by measuring the offered premiums and the CAAR (cumulative average abnormal return). Finally, we analyse the impact of public to private to the wealth shareholder. The main sources for firms from going private are incentive realignment, free cash flow (mostly for Asia), the economy of cost transaction and undervaluation. Furthermore, taxation benefit is a source of wealth effects for Asia and family blockholder (for the control hypothesis) is significant for Europe. Premiums and CAAR are the most important for the USA and Asia. The main observation that we have made is that Asia gets the same behavior as the USA.  相似文献

When exchange is sequential, and no binding agreements can be written, the agent acting first is exposed to the possibility that even if he honors the agreement his trading partner might not. Repeated interaction of this nature is modeled. Exchange will successfully occur when there are ample gains from trade for the second agent, implying that the first agent may be better off with less bargaining power. Thus, the first agent may want to bargain at less than his full ability in order to ensure that an otherwise unsuccessful transaction will successfully occur. As a result of landslides and soil erosion, a substantial amount of soil has been lost in Turkey. Particularly, fertile lands have long been faced with the threat of erosion, largely as a result of traditional (unplanned) land use practices. This threat is more evident in the Black Sea Region with its rough topography and rainy climate. The basic reason for this threat is the lack of organization in land use planning and control. Although proposals, in the context of this requirement, are included in national development plans, they have not been implemented. Accordingly, in this study research based on spatial data evaluation was carried out for Sera Lake located in Akcaabat, Trabzon, Turkey. For this purpose, temporal area, depth and volume changes of the lake were determined by utilizing topographic maps, aerial photographs and hydrographical measurements. To evaluate determined changes in the size of the lake and to produce suggestions to legislators for required sustainable land management activities, information on land use/cover types, land ownership and climate in the vicinity of the lake was utilized. As a result, it was determined that the area, depth and volume of the lake were significantly decreased during the last decades, as a consequence of erosion mainly caused by traditional land use practices; thus, the lake is threatened with the danger of extinction due to erosion. Precautions required for the alleviation of erosion and other adverse environmental effects which largely seem to be caused by harsh physical properties (caused basically by topography) of the region were discussed. In support of the information inherent to the region, traditional arable land use was logically determined as the basic non-natural factor (which is directly prone to erosion) to be rearranged in the context of sustainable land management. In this context, beyond nationwide actions (national agricultural policy and Soil Protection and Land Use Law), which may provide the required land management tools in the long term, it is proposed that planning and accordingly land management activities specific to the study area (Sera Valley) should immediately be commenced in close collaboration with the related public (owners or farmers). However, behaviours of different types of land users (engaged in commercial, subsistence and semi-subsistence farming) and also high number of owners and/or farmers (caused by small pieces of land parcels owned/used in shares) make the desired collaboration almost impossible. This socio-economical problem may be solved by further developing the current land registry and cadastre system in terms of customary land use rights, land use/cover changes and updating procedures.  相似文献

The international standard for land administration, LADM, ISO 19152, has been the subject of numerous research activities during the last one and a half decade, with topics ranging from technical implementation issues and the registration of real property to legal and organisational aspects. However, some areas have been more researched than others.The aim of this study is to provide an overview of the research as evidenced by research publications 2001–2015 to discuss the distribution of interest areas within LADM research.In total 184 publications on LADM have been analysed in the study. The result shows that technical and real property registration issues have been in focus throughout the surveyed period, whereas there has been less focus on research on legal and organisational matters. There has, however, in recent years been an slight increase in legal research, whereas research on organisational matters, such as efficiency and how to organise and manage interests in land and the benefits and costs for implementing the standard, still is lacking in comparison with the other investigated fields of research, and should be an important area to research now during the implementation phase of LADM.  相似文献

Knowledge about intensity and spatial pattern of urban land changes (ULCs), i.e., changes from non-built-up to built-up lands, is important to a wide range of issues, from understanding of human–environment interactions and provision of urban ecosystem services, to land use policy development for landscape and urban planning toward sustainable urbanization. In this context, this paper aims to provide better understanding of the geospatial dimensions of the urbanization and landscape changes in two megacities of Southeast Asia. Specifically, we examine and compare the intensities and spatial patterns of ULCs in Metro Manila, Philippines and Bangkok Metropolitan Region (Bangkok MR), Thailand, during the 1990–2000 and 2000–2010 periods, using remote sensing and Geographic Information System (GIS) tools and techniques. In the measurement of ULC intensity, an intensity scale is proposed to determine whether the rate of ULC during a particular time interval, i.e., 1990–2000 or 2000–2010, relative to the uniform intensity that is based on the whole time extent, i.e., 1990–2010, is very slow, slow, medium slow/fast, fast and very fast. To characterize the spatial patterns of ULCs, the concepts of the diffusion-coalescence urban growth theory were applied. The results revealed that for Metro Manila, its ULC was more intense during the 1990s (fast) than in the 2000s (slow). For Bangkok MR, it was more intense during the 2000s (medium fast) than during the 1990s (medium slow). The results also revealed that Metro Manila has been in the process of coalescence, while Bangkok MR is still largely in the process of diffusion and expansion. In this paper, we also discuss some of the possible factors influencing ULC intensity trends and spatial patterns, the advantages of the methods used for ULC analysis and some land use policy-related development plans for the two megacities.  相似文献

The integration of land and housing registration is a key opportunity for China: improved land governance is the intended outcome. Prior to the design of any integrated information system, the legal requirements the system must satisfy need to be identified. This paper identifies and reviews the legal requirements for the integration of land and housing information in China. Specifically, the existing legislative framework relating to land, consisting of seven levels of legislation, is interrogated. A collection of legal requirements emerges: these are categorized into themes including registration, maintenance, mortgage, transfer of real estate rights, relevant materials and archives, and preliminary notice. In order to be more applicable for the next design of the Land Administration Domain Model (LADM) country profile for China, these legal requirement are further converted into packages, classes and attributes by referring to the ISO 19152 standard. The existing databases of the Chongqing Municipality are used to support the modelling process. The paper concludes that the legal requirements can be used as a foundation for an integrated system in China.  相似文献
