在文献研究和调研访谈的基础上构建了中国承接离岸服务外包绩效及其影响因素研究模型,并通过对中国离岸服务外包企业的问卷调查数据,对研究模型进行了实证检验和分析.通过对服务质量影响因素模型、伙伴关系质量影响因素模型和外包绩效影响因素模型3个子回归模型的分析,结果显示对外包绩效有主要直接影响的依次是人才资源、政策支撑力度、经济与产业基础以及外包服务质量、伙伴关系质量2个中介因素,而市场竞争能力、技术资源与水平、文化沟通与协作、运营管理主要通过外包服务质量和伙伴关系质量这2个中介因素影响绩效.  相似文献

2016年中国面临了新一轮的房价上涨,政府调控对房价调节起着重要的作用。本文从中国35个城市2010~2016年的土地供应政策(土地竞拍过程中的额外规定)和行政调控政策(“限贷”、“限购”和住房规划政策)的变化来研究其对房价波动的影响,得出土地供应调控和“限购”政策对房价的显著正向作用,但“限贷”和住房规划政策对房的作用与预期相反并做了相应的分析,最后提出3个稳定房价的建议:(1)在供给侧的调控仍以增加土地供应为核心,各大城市统筹兼顾,突出重点。(2)在需求侧的调控则以“限贷”、“限购”为抑制房价上涨的短期有效的政策工具。(3)土地制度改革是稳定房价根本措施。  相似文献

Recent proposals aim to relocate relatively healthy residents from nursing homes to lower-cost assisted care facilities. Such a move would have impacts on nursing home costs for two main reasons. It would decrease utilization rates and increase patient care needs, or acuity. A translog cost model is used to examine the impact that acuity and utilization have on nursing home costs. Results indicate that decreasing utilization will reduce total costs for nursing homes. However, increasing acuity will increase total costs. The total effect on nursing home costs of the change in policy is to decrease nursing home total costs but increase nursing home average costs per patient day.  相似文献

We develop a micro‐based macromodel for residential home prices in an economy where defaults on residential mortgages negatively affect housing prices. Our model enables us to study the impact of subprime defaults on prime borrowers and the impact of various government policies on the housing market boom and bust cycle. In this regard, our key conclusions are that (i) there is a contagion effect from subprime defaults to prime defaults due to the negative impact of subprime defaults and (ii) monetary policy is the most effective tool for decreasing mortgage defaults and increasing aggregate home prices in contrast to alternative government fiscal policies designed to loosen mortgage credit.  相似文献

The consumers' home use of videocassette recorders to record TV programmes or motion pictures has concerned copyright owners, who fear that their economic interest will be jeopardized. The 1976 US Copyright Act is silent on the issue of private, non-commercial home videotaping. The US Supreme Court, in the Betamax case, has ruled that private, non-commercial home videotaping is not a copyright infringement. However, neither the law nor the ruling has actually resolved the fundamental copyright problem associated with home videotaping. The decision to purchase a home often is made without complete information concerning the structural soundness of the dwelling or the condition of its mechanical systems.
This paper presents detailed information on the nature and magnitude of unanticipated home repair costs on the basis of data obtained from a HUD-sponsored survey of some 1800 households that purchased existing homes two years prior to the survey. The potential market demand for home inspection and warranty programs is estimated on the basis of data obtained from a second survey of approximately 1800 recent home purchasers. Finally, the economic feasibility of two potential government warranty programs is examined and a number of tentative policy conclusions are drawn.  相似文献

In this article, we estimate the risk spillovers among 74 U.S. Real Estate Investment Trusts (REITs) using the state‐dependent sensitivity value‐at‐risk approach. This methodology allows for the quantification of the spillover size as a function of a company's financial condition. We show that the size of risk spillovers is more than twice as large when REITs are in financial distress and find evidence for the impact of geographical proximity. Our results provide new insights concerning the relevance of geographical diversification for REITs and have important implications for the investment and risk management decisions of real estate investors, mortgage lenders, home suppliers and policy makers.  相似文献

Whereas conventional wisdom holds that multinational enterprises (MNEs) invest less in host countries that pose greater policy risk—the risk that a government will opportunistically alter policies to expropriate an investing firm's profits or assets—we argue that MNEs vary in their response to host‐country policy risk as a result of differences in organizational capabilities for assessing such risk and managing the policy‐making process. We hypothesize that firms from home countries characterized by weaker institutional constraints on policy makers or greater redistributive pressures associated with political rent seeking will be less sensitive to host‐country policy risk in their international expansion strategies. Moreover, firms from home countries characterized by sufficiently weak institutional constraints or sufficiently strong redistributive pressures will seek out riskier host countries for their international investments to leverage their political capabilities, which permit them to attain and defend attractive positions or industry structures. We find support for our hypotheses in a statistical analysis of the foreign direct investment location choices of MNEs in the electric power generation industry during the period 1990–1999, the industry's first decade of internationalization.
