Buyers pay different prices for nearly identical homes. One explanation for this is that housing markets are thin, resulting in price bargaining between sellers and buyers. If the relative bargaining power of buyers varies, so will sales prices. One hypothesis is that the relative bargaining strength of buyers coming from outside the local market relative to that of local residents is weak, because distant buyers have high search costs and may know less about the nuances of the local market. Our results, based upon a large number of single-family home transactions from the state of Florida, lend support to this hypothesis. Another related hypothesis is that buyers?? price expectations are anchored to prices they were accustomed to at their previous residence. Hence, if they come from high price markets they will tend to pay more for their new home. This hypothesis is also supported by our results.  相似文献

针对我国存量房交易中存在的买卖双方低报交易价格问题,税务部门提出应将评税技术应用于房地产交易计税价格核定。丹东、杭州、南京作为试点城市建立了各自的存量房交易计税价格批量评估体系,其他城市可以学习和借鉴这三个城市的经验,再结合本地房地产市场情况,建立符合本地实际的应用房地产估价技术评估存量房交易价格申报工作的路径与方法。房地产评税技术的完善,一方面可以打击当前存量房交易中普遍存在的用“阴阳合同”逃避交易税费的行为;另一方面可以为正在推进的房产税改革以及住房保有环节征税等提供技术支持。  相似文献

We extend the literature on house price cash differentials in important ways. First, our paper is the first to employ methods to correct for sample selection bias, using both switching regression and propensity score matching of cash vs. non-cash transactions. We use selection models to produce price counterfactuals for cash and noncash buyers. We also include both average treatment effect and a propensity score weighted selection models. From the selection models, we find that previous studies likely overstate the cash discount. Results from counterfactual tests examining cash discounts suggest amplified cash discounts in areas with close proximity to an environmental hazard; and also a pricing differential based on CBG level income, with purchasers in high income areas more likely to pay a cash premium compared to market participants in areas with comparably lower income, where a cash discount is detected. These results provide useful insights for market participants including real estate appraisers, brokers, and buyers and sellers of real estate.  相似文献

In many markets, buyers, sellers, and their agents have differential information about the quality of heterogeneous assets. We study negotiated transaction prices in the commercial real estate market, which is characterized by heterogeneous assets, illiquidity, and highly segmented local markets, all of which increase the importance of asymmetric information in negotiated pricing outcomes. Using 114,588 industrial, multi-family and office sale transactions that occurred during 1997–2011, we document that distant commercial real estate buyers pay, on average, premiums of 4 % to 15 % relative to local buyers, controlling for individual property characteristics as well as time fixed-effects. We also examine the extent to which the sources of these observed premiums are a product of higher search costs/information asymmetry problems associated with distance (search cost channel) or a result of reference-dependence preference/anchoring based on the price levels in the investors’ local market (behavioral biases channel). Our results suggest the observed price premiums are explained by distant investors who face higher search costs and are at an information disadvantage compared to investors located in closer proximity to the property. In contrast, anchoring plays a more muted role in explaining observed premiums. The use of an intermediary (broker) increases, on average, the acquisition prices of buyers and decreases the disposition prices of sellers by 3 % to 8 %. This result is consistent with the incentive real estate agents have to convince sellers to dispose of their properties too quickly and to convince buyers to search less and therefore pay higher prices.  相似文献

This paper examines the role of nonfundamentals‐based sentiment in house price dynamics, including the well‐documented volatility and persistence of house prices during booms and busts. To measure and isolate sentiment's effect, we employ survey‐based indicators that proxy for the sentiment of three major agents in housing markets: home buyers (demand side), home builders (supply side), and lenders (credit suppliers). After orthogonalizing each sentiment measure against a broad set of fundamental variables, we find strong and consistent evidence that the changing sentiment of all three sets of market participants predicts house price appreciation in subsequent quarters, above and beyond the impact of changes in lagged price changes, fundamentals, and market liquidity. More specifically, a one‐standard‐deviation shock to market sentiment is associated with a 32–57 basis point increase in real house price appreciation over the next two quarters. These price effects are large relative to the average real price appreciation of 71 basis points per quarter observed over the full sample period. Moreover, housing market sentiment and its effect on real house prices is highly persistent. The results also reveal that the dynamic relation between sentiment and house prices can create feedback effects that contribute to the persistence typically observed in house price movements during boom and bust cycles.  相似文献

We examine the impact of seller??s Property Condition Disclosure Laws on residential real estate values. A disclosure law may address the information asymmetry in housing transactions shifting risk from buyers and brokers to the sellers and raising housing prices as a result. We combine propensity score techniques from the treatment effects literature with a traditional event study approach. We assemble a unique set of economic and institutional attributes for a quarterly panel of 291 US Metropolitan Statistical Areas (MSAs) across 50 US States spanning 21?years from 1984 to 2004. The study finds that the average sales price of houses in a metropolitan area increases by an additional 3 to 4% over a 4?year period if the state adopts a Property Condition Disclosure Law, which is consistent with approximately a 19 basis point or 6.4% reduction in the risk premium associated with purchasing owner-occupied housing. When we compare the results from parametric and semi-parametric (propensity score) event analyses, we find that the semi-parametric analysis generates moderately larger estimated effects of the law on housing prices.  相似文献

George Akerlof??s asymmetric information theory explains why lemons are rarely, if at all, transacted. We extend his theory to explain liquidity in the second-hand real estate market. The idea is to decompose real estate into two components: land and the building structure. While sellers may know more about the quality of their structures than buyers, information on land, predominantly its locational attributes, is much more transparent. Without assuming any credit constraints or loss aversion behaviour, our information asymmetry model shows that: 1) the liquidity of real estate increases with the share of its land value; 2) there is a positive relationship between real estate prices and turnover rates when land supply is more inelastic than the supply of structures; 3) the positive relationship is stronger when the land value component gets smaller; and 4) while the availability of first-hand real estate may divert demand away from the second-hand market, such a substitution effect is weaker when the land value component is large. These four implications were confirmed with panel data analysis using Hong Kong??s housing transactions from 1992 to 2008 across 50 districts.  相似文献

本文通过构建一个异质性代理人模型,刻画了收入差距通过信贷渠道影响房价的作用机制。研究表明,收入差距的缩小提升了低收入者的收入占比,使该类人群获得了更多的外部融资进行购房,由此产生了两方面效应:(1)信贷约束放松降低了住房流动性溢价,从而对房价产生负向影响;(2)收入上涨增加了住房边际效用较高的低收入者对房价正向影响的权重,从而使住房需求上升的效应抵消了此前的负向影响,最终促进房价上涨。通过对1970-2017年44个国家的进一步分析发现,相比于高收入者收入的下降,低收入者收入占比的上升在放松信贷约束和提升房价方面具有更显著的作用。据此本文认为:一方面要通过增加住房供给来化解城市化率提升与高房价之间的内在矛盾;另一方面,在经济增速放缓的时期,缩小收入差距,推动以“人”为核心的高质量城市化,并引导信贷资源向低收入群体倾斜是当前促进国内大循环、稳定社会融资规模和房地产市场的重要手段。  相似文献

本文基于中国家庭金融调查数据,通过构建理论模型和实证检验分析了房价预期与家庭股市参与的关系,考察了行为金融偏差在房价预期影响股市参与过程中的作用,并根据背景风险、社会网络和户主特征进行异质性分析。结果表明:(1)房价上涨预期通过降低居民家庭的股票收益率预期和增加住房资产,进而降低居民家庭的股市参与概率和参与程度;(2)“心理账户”以及“有限关注”的存在显著弱化了房价上涨预期对家庭股市参与的负向作用;(3)房价上涨预期对股市参与概率和参与程度的负向作用在收入风险更高、健康状况更差、社会网络水平较低以及受教育程度偏低的家庭中更大。因此,稳定房价预期能够通过提升家庭股市参与,进而从需求角度促进股票市场的健康发展。  相似文献

Housing markets tend to display positive serial correlation as well as considerable volatility over time. We present a heterogeneous agent model illustrating the connection between adaptive expectations and housing market fluctuations. A dwelling serves as a shelter, as a vehicle for investment and as mortgage collateral. Interesting dynamics arise as the valuation of these three properties changes over time through the interaction of buyers, sellers and mortgagees. In the absence of credit constraints imposed by mortgagees, house prices oscillate mildly around the equilibrium price. However, credit constraints imposed by mortgagees can affect market dynamics quite dramatically with periods of mild oscillations interrupted by violent collapses. This chaotic behavior arises even though buyers, sellers and mortgagees agree on market forecasts.  相似文献

About 20% of residential real estate transactions in North America are in‐house transactions, for which buyers and sellers are represented by the same brokerage. We examine to what extent in‐house transactions are explained by agents' strategic incentives as opposed to matching efficiency. Using home transaction data, we find that agents are more likely to promote internal listings when they are financially rewarded and such effect becomes weaker when consumers are more aware of agents' incentives. We further develop a structural model and find that about one third of in‐house transactions are explained by agents' strategic promotion, causing significant utility loss for home buyers.  相似文献

This study investigates whether or not non-traditional marketing has an effect on the prices paid for residential real estate. Non-traditionally broker-marketed properties are defined as those properties that are sold with the aid of a real estate broker, but not marketed through a Multiple Listing Service (MLS). An analysis of properties that sold in this fashion offers further insight into the intermediation role of the real estate broker, as well as an opportunity to further investigate the efficiency of residential real estate markets. Specifically, we can assess whether MLS participation generates higher prices by determining whether like-kind properties price equivalently despite differences in their mode of marketing. The results show a significant and positive impact by non-traditionally broker-marketed properties on property price suggesting, for this sample, a premium of over 6% compared to like-kind properties marketed through the MLS. This premium may be a result of brokers intermediating a better matching of buyers and sellers. The observed premium also suggests a degree of market inefficiency.  相似文献

We explain why buyers in the housing market use an agent employed by the seller. Such agents reduce buyers' search costs so that more buyers search a particular house. This increases the probability of the sale of the house and possibly also its selling price. However, since the selling price increases, if at all, by less than the fee paid by the seller to the agent, both buyers and sellers are better off. We identify two characteristics that give rise to sellers' agents and show that markets that do not have such agents are missing at least one of these characteristics.  相似文献

Land and real estate are intrinsically related but generally traded in two different markets. Vacant land, being a major “raw material” for development of real estate, is traded by developers who actively manage development risk for profit. Real estate, being a long lived final product, is traded by end-users or investors for use or investment in the secondary market. This study examines price discovery between the two markets. The key question is whether land transactions, in the form of public auctions, convey any new information to the secondary real estate market. Our results suggest unexpected land auction outcomes have both market-wide and local effects on real estate prices. However, the impacts are asymmetric. We found that lower than expected land auction prices have a significant negative market-wide and local impact on real estate prices while higher than expect land auction prices have little or no impact.  相似文献

In this paper we provide a framework that explains how the market risk premium, defined as the difference between forward prices and spot forecasts, depends on the risk preferences of market players and the interaction between buyers and sellers. In commodities markets this premium is an important indicator of the behavior of buyers and sellers and their views on the market spanning between short-term and long-term horizons. We show that under certain assumptions it is possible to derive explicit solutions that link levels of risk aversion and market power with market prices of risk and the market risk premium. We apply our model to the German electricity market and show that the market risk premium exhibits a term structure which can be explained by the combination of two factors. Firstly, the levels of risk aversion of buyers and sellers, and secondly, how the market power of producers, relative to that of buyers, affects forward prices with different delivery periods.  相似文献

This paper has two goals: (a) To model an inherent conflict of interest between a seller of a house and the real estate broker hired by the seller. In this environment, the pressure brokers exert on sellers to reduce prices generates faster sales and hence reduces sellers?? expected profit. (b) To calibrate the brokers?? commission rates that would maximize sellers?? expected gain. The calibration results may hint whether the ongoing uniform commission rate reflects collusion among real estate agencies, or should be viewed as competitive.  相似文献

完善住房市场体系是国民经济中的重要议题,限购政策作为政府稳定和调节房地产市场的主要手段,对房地产企业以及住房市场体系建设均有重要影响。本文利用上市房地产企业2008—2013年以及2015—2019年的相关数据,通过构建强度双重差分模型实证分析了两轮限购对上市房地产企业价值的影响及其作用路径。实证结果表明:第一,两轮限购政策均显著降低了上市房地产企业市场价值,当企业在限购城市销售占比越大时,价值下降幅度越大;第二,从企业经营绩效来看,两轮限购对其实际盈利和营运能力并未产生显著影响,第一轮提高了企业偿债的经营风险,而第二轮只是影响了企业的资产增长能力;第三,两轮限购对房地产市场产生异质性影响,第一轮并未显著影响房价上涨,而第二轮则显著遏制了房价上涨;第四,从股票市场看,第一轮限购主要是通过企业经营风险影响投资者预期,而第二轮限购则是通过影响房价来改变投资者预期,这进一步凸显了“房住不炒”的政策作用。本文的研究意义主要体现在制定与推进政策时应关注预期的作用,这对于当前“房住不炒”政策的长期实施及其政策效果的长期稳定都具有一定启示。  相似文献

本文使用对数周期性幂律(Log Period Power Law, LPPL)模型对房地产市场价格泡沫进行测度,运用空间计量模型对我国房地产市场价格泡沫和空间传染效应进行研究。LPPL模型认为由价格泡沫产生并最终破裂的金融市场与地震系统具有很多相似之处,即金融资产的价格呈周期性变化规律,价格持续上涨到临界状态直至反转。本文采用2010年6月至2017年11月间我国100个城市的房地产市场数据对各城市房地产价格泡沫进行测度和物理/经济空间传染效应研究。研究发现,LPPL模型能够对我国100个城市房地产价格泡沫进行甄别且主要存在两种泡沫状态:正向泡沫(房价持续上升)和反转泡沫(房价整体下降却存在反转点)。各个城市(地区)房地产价格具有较强的空间传染性;存在正向泡沫区域的空间传染性相较反转泡沫区域更为明显,在考虑经济空间测度而不是物理空间测度的情况下,各城市间的空间传染性更强。与现有文献不同,我们发现反转泡沫区域的新房价格指数特别是二手房价格指数的上升对周边城市的房地产价格指数存在强烈的正向推高影响。最后,本文发现城市的房地产调控政策在一定程度上抑制了房价传统影响(比如信贷、新房、二手房价等)因素的推高影响,但各城市房地产价格之间的联动变化特征应该引起监管部门的注意。  相似文献

A real estate market model characterized by incomplete information, costly search, and varying expectations is presented. The model describes a self-selection process for market participants and a distribution of transaction prices. These transaction prices, which arise from a Nash equilibrium, can be expressed as a noisy signal, reflecting incomplete information as well as the conditions of sale. The appraiser's role is formalized as the task of signal extraction. The model emphasizes the differences in information available to individual buyers and sellers, who make transactions only infrequently, and the appraiser, whose expertise comes from observing many transactions. Based on the model, it is shown that contrary to popular perceptions, appraisal smoothing is consistent with an optimal updating strategy.  相似文献

我国在2009年底推出的经济政策导致房价和物价不断攀升,央行虽然采取紧缩措施进行应对,但物价和房价仍处高位。对我国货币供给、通货膨胀及房地产之间关系进行理论和实证分析的结果显示:货币供给增加能引起物价和房价上涨;房价上涨能引起物价上涨等。因此,为了更好地应对物价波动,货币政策需关注资产价格,同时应谨慎使用货币政策应对资产泡沫,并密切注意货币流动结构,维持货币供给流向与实体经济发展相适应。  相似文献
